Permit Process

A building permit is required before the owner, his agent, contractor, or any other person, corporations, or entity shall in any way alter or change a lot or tract of land upon which improvements are to be made or alter or improve any structure located thereon. In order to provide the most efficient permitting process, the following procedures have been put into place.

New Residential Homes, Additions, & Accessory Structures

  • Applicant must submit a complete building permit application.
    • A checklist is included in all permit applications.
    • Incomplete applications will not be accepted or retained.
  • Building plans will be reviewed by building department.
    • Review time frame is between 10-15 business days.
    • The Building Department will notify contractor/homeowner as soon as permit is ready for pickup.
  • Upon pickup, contractor/homeowner will obtain a land disturbance permit and building permit.
  • Inspections are to be called in after obtaining a building permit.
    • Inspections require 24 hours advanced notice.
  • Upon final inspection, contractor/homeowner will be given a Certificate of Occupancy.

 

New Commercial Buildings

  • If a parcel of land has not been plated prior to the submission of an application, the parcel must go through the platting process before the applicant can proceed.
  • Applicant will need to apply for site plan approval before submitting an application for a building permit. Site plan approval includes:
    • Technical Review Committee (TRC) review.
      • TRC members include: Fayette County Environmental Health, Fayette County Water System, Fayette County Fire Marshal, Tyrone Engineering, Tyrone Environmental Planning, & Tyrone Planning, Zoning, and Development.
      • TRC timeline is 10 business days.
    • Town of Tyrone Planning Commission  (PC) Approval
      • Plans will not move on to PC until TRC review is complete.
      • PC meetings are held at Tyrone Town Hall on the 2nd and 4th Thursday of each month.
  • After site plan has been approved, applicant may submit a complete building permit application
    • A checklist is included in all permit applications.

    • The Building Department will notify applicant as soon as permit is ready for pickup.
  • Upon pickup, applicant will obtain a land disturbance permit and building permit.
    • Inspections are to be called in after obtaining a building permit.
    • Inspections require 24 hours advanced notice.
  • All commercial building projects will need to have an approved landscape plan on file that has been approved by the Tyrone Planning Commission prior to the issuance of a Certificate of Occupancy.
  • Once the landscape plan has been approved and a final inspection has passed, a Certificate of Occupancy will be issued.
